RECOR provides civil and structural engineering services for residential, mixed-use and commercial developments across South East Queensland. Our co-founder Josh Overell leads structural delivery, supported by a team with extensive experience in foundation design, building code compliance, seismic and wind load analysis, retrofit and rehabilitation of existing structures, and full structural inspections.

We work on tightly held sites where efficient use of space matters as much as structural integrity.     Building code compliance reviews, seismic analysis and wind load assessment against current Australian Standards. Performance-based design solutions where prescriptive paths are not the most practical route to a compliant outcome.

What types of structures does RECOR design?

Multi-storey residential, mixed-use, commercial and light industrial buildings. Our portfolio includes 4-block residential apartment developments with integrated commercial space, multi-storey luxury residences on constrained sites, and mixed-use developments combining service stations, retail and apartments. We also deliver retrofit and rehabilitation design for existing structures, including capacity assessments for new rooftop solar loads.

Do you work on tightly held or constrained sites?

Yes. Several of our recent projects sit on highly constrained sites, including Gympie Terrace fronting a busy Noosaville thoroughfare and the Noosa Villas development on tightly held residential blocks. We coordinate closely with specialist shoring contractors and apply performance-based design where it produces a more efficient and constructible outcome.

What design software and documentation standards do you use?

Our structural work is documented in 3D Revit at LOD 200 to support design coordination, builder review and accurate construction documentation. We design to current Australian Standards including AS/NZS 1170 for structural loading, AS 3600 for concrete structures, AS 4100 for steel structures and AS 1684 for timber framing where relevant.

Can you provide structural assessment of existing buildings?

Yes. We complete structural assessments of existing assets, including load capacity reviews for additional roof-mounted equipment such as solar PV systems. Our work for Downer New Energy and Unitywater involved structural assessment reports across multiple sites, reviewing framing and roof elements against additional dead, live and wind loads, then identifying any strengthening requirements.

Do you provide construction-phase structural support?

Yes. We stay engaged through construction, responding to RFIs, attending site as needed, reviewing shop drawings, and resolving issues that arise as the structure is built. The continuity of the same engineering team from design through to construction is something our clients consistently value.
